What is an Energy Performance Certificate (EPC)?

An Energy Performance Certificate (EPC) is intended to inform potential buyers or tenants about the energy performance of the property, the actual certificate looks similar to the energy labels now provided with vehicles and domestic appliances. It indicates how energy efficient a property is with ratings from A-G, where A is the highest rating. 

Do I need an Energy Performance Certificate?

Since the 1st October 2008 all residential property that is put up for sale or rent now require an EPC, which must be commissioned before marketing starts and be available within seven days. 

How does the rating work?

The rating is based on factors such as age, property layout, construction, heating, lighting and insulation. The ratings are produce on a standard set of conventions so the energy efficiency of one property can easily be compared with another.
